Housing Affordability in Bruce, Grey & Simcoe – A Supply Crisis

Since 2015, affordability in Bruce, Grey & Simcoe has eroded—not from runaway demand, but from a sharp drop in housing supply. Prices began surging in 2019 as new construction slowed, inventory tightened, and costs jumped 30%. By 2023–2025, housing starts fell 8% year-over-year, permitting delays of 1–3 years persisted, labour shortages grew, and investor capital shrank. In Simcoe, home sales dropped nearly 40% from 2023–2024, with new listings down 15%. Local action plans, like Bruce County’s Housing Action Plan and Simcoe’s Housing ASAP, aim to boost “missing middle” and workforce housing—but these are long‑term fixes. Without faster approvals, lower build costs, and more land, affordability will remain out of reach for many families.
